Are you considering selling your home this fall? While homes are flying off the market in the Austin area, there are some things you can do to ensure a speedy sale. Your home will drum up the most interest the first few weeks it is on the market. With this in mind, preparation is essential. Here are eight inexpensive tips to ensure your home sells quickly:

Get a Storage Unit
While it is the cheaper option, don’t just shove extra items in the closets. During showings, most potential buyers will check out the storage spaces throughout the home. Overstuffed closets may be an indication that your home is lacking in storage space, even if it isn’t. Instead, rent a storage unit to store the extra clutter in your home while it is on the market. Usually, at least one-third of the stuff in your home should go in the storage unit.

Hire Professionals
Listen to the professionals; they know what they are doing. A professional stager will take your home and present it in its best light. Stagers know how to transform your home into a buyer’s dream space. Find a REALTOR® who offers professional staging in their marketing plan – you’ll be happy you did! Listing photos are the first thing a potential buyer will see. Ensure they are top quality and either hire a professional photographer or find a REALTOR® who hires a professional photographer to capture your home. Studies have shown that homes with six online listing photos are twice as likely to be viewed in person.

Market it Yourself
While your REALTOR® will have a marketing plan, consider marketing your home yourself. Use your social media accounts to get the word out about your home. You never know if a friend of a friend is looking for a home in your area. Capitalize on every opportunity to get your home sold!

Depersonalize your home. Why? To allow potential buyers to imagine themselves, and their items, in the home. Showcase the home itself – NOT your version of the home.

Make Upgrades
Upgrades can ensure a speedy sale. However, don’t go overboard. Make small updates focused on the bathroom and kitchen. Small upgrades may include the following: sink and cabinet hardware, light fixtures, shower curtains, hand towels, etc. Cosmetic upgrades can completely transform any old space.

Lighten the Space
Use both natural and artificial light to showcase your home. During a home showing or open house, open the curtains and turn on all the lights. To brighten your home, even more, consider adding a fresh coat of paint.

Increase Curb Appeal
Curb appeal matters more than you know. While the interior sells your home, the exterior is what gets them in the front door. To ensure they walk through the front door, make sure your home’s exterior is in tip-top shape. Cut the lawn, add fresh mulch, pressure wash the walkways and driveway, add a new coat of paint, etc. A welcoming exterior will make potential buyers want to continue the showing into your home’s interior.
